We will be living in the top unit and our friend suzie will be living in the bottom unit, about 1500 sq ft each. The place needs a lot of work, but its well built, Edwardian architecture, built in 1912. Home Sweet Home.

thats a nice house (this is San Francisco, right?). San Fran is dang expensive as far as property. very sililar to Manhattan in that respect due to how small it (the city) is.
i have been to SF a bunch of times. and to tell you the truth, i really really like it. if i were offered a job up there with the same comparative income, i'd move in a second.
one question, though... how's the parking? only thing that i know would drive me nuts up there (or some areas around here in OC for that matter) would be parking.
Parking is varied depending on the neighborhood. We are (going to be) a few blocks from Haight Ashbury so It might get a little busy on the weekends, but fortunately we have a 3 car garage and room for 2 cars on the sidewalk out front. Where I live now, about 5 blocks away, the parking isnt too badwither, but some places its just plain nuts. If I am going to go doowntown and wont need a car to bring a bunch of stuff back I will just take the bus as it is one dollar and takes about 10 minutes.

the whole building is 3000 sq feet, but we are only going to be owning the top 1500. We are buying the house with our friends and going into a TIC (tennancy in common) with them, meaning we are splitting the mortgage. After about a year we can apply to have the property turned into condominiums wherein they become two separate properties and can be sold as such. This process usually increases the value of each unit dramatically. Plus I will be completely gutting and remodelling the kitchen and the bathroom, and maybe even replaceing a few of the old lath and plaster walls with sheetrock and running some new electric...

AMazing house . . . I'd love to live in san francisco . . . only been there once (last year) and I loved it! I went to Haight Ashbury and I wish I could go there everyday (I'm kinda into the hippie scene). Good luck and best wishes . . .
Windows aren't painted shut, but some are in serious disrepair, the bottom unit has all new double paned windows but alot of the ones on the upper unit are original. We will probably replace many of them with newer double paned windows as well (the street we are on is kinda busy during rush hour (Masonic Ave for those in the know) so it'll help keep it quiet and keep the warm/cool air in/out.
There is a backyard, albeit a very small one, and I mean VERY small, but it is surrounded by many other small little uyards al of which are fairly well manicured with lots of plants and flowers. Our back deck has a killer view of the downtown area too.
